METRO DENVER RESIDENTIAL SURVEY EXECUTIVE SUMMARY

The Metro Denver Area Residential Survey covers housing units with one to four units including single-family, condominium, townhome, duplex, triplex, and fourplex units. See the attached list of definitions for explanation of various terms.

The overall vacancy rate for the metro area for the first quarter of 2011 was 1.4 percent, down from 2.0 percent for the fourth quarter of 2010. It was 3.1 percent in the first quarter of 2010, 3.6 percent for the first quarter of 2009, 2.7 percent for the first quarter of 2008, 4.2 for the first quarter of 2007, 4.9 for the first quarter of 2006, and 7.3 percent for the first quarter of 2005.

Vacancy rates for the respective counties were: Adams, 1.9 percent; Arapahoe, 1.8 percent; Boulder/Broomfield, 0.0 percent; Denver, 1.3 percent; Douglas, 1.1 percent; and Jefferson, 1.0 percent. Three counties showed a decrease, two an increase, and one remained the same.

Vacancy rates by number of bedrooms were: one bedroom, 0.4 percent; two bedroom, 1.9 percent; three bedroom, 1.0 percent; four bedroom, 1.1 percent; and five bedroom, 2.8 percent. The vacancy rates by age of housing unit were: 1949 and before, 1.0 percent; 1950-59, 1.8 percent; 1960-69, 1.4 percent; 1970-79, 2.9 percent; 1980-89, 1.1 percent; 1990-99, 0.0 percent; and 2000 up, 0.0 percent.

For those units that were vacant, the average days on the market was 29.7 down from 38.2 for the fourth quarter of 2011. It was 45.1 days in the first quarter of 2010, and 53.8 days in the first quarter of 2009.

Average rents increased to $1,039.98, up from $1,029.82 for the fourth quarter of 2010, up from $1,035.56 for the first quarter of 2010, up from $1004.44 for the first quarter of 2009. It was $984.63 for the first quarter of 2008, and $937.18 for the first quarter of 2007, $924.37 in the first quarter of 2006, and $929.80 in the first quarter of 2005.

Average rents for the respective counties were: Adams, $1,104.63; Arapahoe, $1016.72; Boulder/Broomfield, $1,535.24; Denver, $982.06; Douglas, $1,386.12; and Jefferson, $993.12. Average rents by number of bedrooms were: one bedroom, $669.22; two bedrooms, $875.13; three bedrooms, $1,189.10; four bedrooms; $1,374.38; and five bedrooms, $1,552.49. Average rents by age of housing units were: 1949 and before, $995.99; 1950-59, $940.31; 1960-69, $959.02; 1970-79, $998.03; 1980-89, $965.16; 1990-99, $1,298.34; and 2000 up, $1,332.10.

Median metro area rent was $995.00, and for Adams, $1,130.00; Arapahoe, $950.00; Boulder/Broomfield, $1,320.00; Denver, $900.00.00; Douglas, $1,365.50; and Jefferson, $925.

Average rents per square foot for housing units with above grade living space were 84 cents, up from 83 cents for the fourth quarter of 2010. The average rent per square foot was 83 cents in the first quarter of 2010.

For this quarter, the survey included 3,380 housing units in the metro Denver area.
